you need:
1. Golden Sphere or Ember Sphere or Rubi-Ka Pearl (find some at Foreman's)
2. Chocolad Chip Muffin (Eddie in SWB) or some Cake

- find the Santa Leet in Borealis near the Fixer Shop
- give him the Muffin or Cake - you'll recieve a Pine Tree
- give him a Ember Sphere, Golden Sphere or a Rubi-Ka-Pearl - you'll recieve some Christmas Tree Ornaments
- combine the Christmas Tree Ornaments with Pine tree -> Christmas Tree

Other Places for the Leet:

- Athen: NW corner
- Newland: NE part
- Wine: Between whompa and the waterfall
- Omni Ent: Garden south of the whompa - the one with the spoiled brat npc, se corner behinda tree
- Lush Resort: north end center of the square with the grid
- Versaille (sp) - the place east of 8x8 in PM, he was inside by a door, not actually inside the castle itself

the tree wont last for ever.. a day it will become a Dead Christmas Tree
